
Tiny Town community update
We have been connecting with municipalities across the province about developing tiny home communities, emails sent to over 400 and here are the results so far.
- 81 municipalities have indicated that they are interested in our Pocket Community and Tiny Town affordable housing development model.
- 39 municipalities have said they have land available for us to develop into affordable housing communities.
- 10 municipalities have proposed sites that we have determined we could develop into affordable housing communities, ranging in size from 2.2 to 37 acres.

Things seem to be moving along quickly and I wonder when the first tiny house communities will start to be built? ( any approximate estimate?) I hope it will be soon as I’m a senior too!
Since I would like to have my own home custom built (391 sq ft), what would be a possible cost of the lease of the land for my home?
Size of lot….room for a garden?

While this is good news. The fear again is that tiny houses will serve only a commercial purpose and not one that benefits the masses to obtain an affordable home. Government officials seek only taxes.

I have to disagree with you Grace, as the Municipal governments and staff I am working with are very aware of the need for affordable housing, and are working through the required channels to expand housing options, including tiny homes.

Any news on how much an average unit will cost?
Will these tiny homes be fitted with solar and/or other green power capabilities? If not, why not?
And one last query… can I buy a lot and have my choice of a professionally bult tiny house?

Hi Kevin,
We are projecting a cost of $127,500 per unit. This is complete with appliances/furnishings. The homes are not fitted for solar/green capabilities, as each community offers this as a standard feature. We felt that removing the cost of the equipment, as well as the space within the home, ongoing operation of each system, and system maintenance from the individual made sense. Our complete communities are planned to be sustainable. Yes, you can have your home custom built, and brough into the community. It will just need to meet certain requirements including: mount to the foundation system on site, meet building code requirements, and you will need an occupancy permit, before you can move in. You will not be able to buy a lot, as the sites will be leased by the Association, as a method of keeping the sites affordable.

When ( very approximate) do you think the first community will start to be built?
A last question…what would be the approx size of an individual lot? ie room for a garden?

Yes, there have been no advancements in tiny homes as second suites, that I am aware of. My only suggestion is to find someone with rural/farm land that may be interested in renting you some space. This may work depending on how your home is constructed.

Is there a tiny house maximum size?

At present, tiny/small homes will be limited to a maximum of 400 sq ft. We have not considered outbuildings at this time.

I’m really excited about this! I’ve been watching this website for months, and got my Co-worker interested in your concept as well. I could definitely afford $127,000.00. I live in the West end of Kingston, on Milford Drive. In the last 6 -12 mths, an investor has purchased 2 single detached homes, a semi detached and a 2 bdrm condo. I’ve been watching closely and have seen all of the cheaper properties that go up for sale in my neighbourhood sell within a day and the lease sign goes up as soon as they close. They are currently renting out the basement 2 bdrm condo @ 845 Milford Drive for $1895.00+ utilities per month. Outrageous! This country has a crisis on its hands and I thank you for stepping up and advocating for these Tiny Town Communities. They are desperately needed! I am extremely passionate about affordable housing for all. If you need my help, I’d love to get involved in any way. Please reach out if you’re looking for some volunteers (ex. admin, social media, etc.)

I am interested in more information for the locations near London, ON and Walkerton ON. I have been having difficulty securing land in these locations and this is definitely a viable option.

Hi Charlene, thanks for connecting. Subscribing to our newsletter is the best way to get the latest news on our progress. We do not have anything confirmed in your areas of interest at the moment, however I have been speaking with some cities, towns and private landowners in these areas, so we will develop there, but we don’t know when that would be. I wish we had more concrete details we could share, but because of the many parts that need to come together for a community to happen, we only announce locations when we are in the planning stage with a municipality.
